Adelaide’s heritage-listed Mayfair Hotel is set to be rebranded under IHG’s Kimpton in 2026, following the signing of a management agreement between the hospitality giant and owners Ark Capital.

IHG will assume management of the iconic property from mid-December, trading as the Mayfair Hotel, before undergoing an extensive refurbishment programme and reopening as Kimpton Mayfair Adelaide in late 2026.

“We’re thrilled to partner with Ark Capital for the first time and together reimagine one of Adelaide’s most famous hotels,” said IHG Hotels and Resorts Managing Director, Australasia and Pacific, Matt Tripolone.

“The Mayfair Hotel will be transformed and elevated by the Kimpton brand to offer a boutique luxury lifestyle experience that celebrates Adelaide’s creativity, warmth and sophistication.”

Constructed in 1934 and transformed into a luxury hotel in 2015, the 170-room property is known for its grand façade and timeless architecture.

Sarah Townson Managing Director of Ark Capital – which is 50% owned by ASX-listed alternatives manager Regal Partners – said the project will restore the hotel to its former glory.

“We are delighted to partner with IHG Hotels and Resorts on this landmark Kimpton Mayfair Adelaide project,” Townson said.

“This collaboration underscores our shared commitment to design-led, experience-driven luxury and reflects Ark Capital’s focus on high-quality, prime-located assets within our Australian real estate equity strategy.

“We look forward to restoring this art deco grand dame to her former splendour, while thoughtfully layering the distinct character of the Kimpton brand within.”

IHG’s Kimpton brand is known for its individuality and focus on signature service and locally-loved restaurants and bars. The brand launched in Australia in 2022 with the opening of Kimpton Margot Sydney and the Adelaide opening will be followed by Kimpton Teneriffe in 2031.

“Kimpton’s arrival in Adelaide is another important milestone in the continued growth of IHG’s luxury and lifestyle portfolio across Australasia,” said IHG Hotels and Resorts Director of Development, Australasia and Pacific, Cameron Burke.

“The ardently-followed Kimpton brand continues to resonate particularly strongly with owners, with the brand’s domestic pipeline now including Adelaide, Brisbane and Melbourne.

“We’re really excited about Kimpton’s growth trajectory given how well suited the brand is for the Australasian market.”

The signing is the latest in IHG’s fast-growing luxury and lifestyle portfolio, with InterContinental Barossa Resort and Spa among the openings in the pipeline for South Australia.
