Minor Hotels is on track to open its luxury beachside property Avani Mooloolaba Beach Hotel in April 2026.

Developed, owned and operated by KPAT Hotels under a franchise agreement with Minor Hotels, the 12-storey property will mark the Sunshine Coast’s first internationally branded new-build hotel in nearly four decades.

“The Avani brand’s modern, connected and design-led approach perfectly complements the Sunshine Coast’s laid-back yet sophisticated lifestyle.

“This project fills a long-standing gap in new hotel development for the region and positions Mooloolaba for its next phase of tourism growth.”

Positioned on the corner of Brisbane Road and First Avenue, the 180-key hotel is 100 metres from Mooloolaba Beach and a 15-minute drive from Sunshine Coast Airport.

The accommodation offering – a mix of spacious rooms and one-bedroom suites ranging from 27 to 45 sqm – will feature a contemporary design with coastal-inspired materials.

A signature restaurant and bar will be located on the 12th floor, offering views across Mooloolaba Beach, Point Cartwright and the Glass House Mountains. The property will also feature a rooftop pool and bar, a vibrant lobby bar and a modern Australian restaurant that celebrates local produce and coastal flavours.

The third-level events floor will include four venues that can host up to 250 guests with advanced audiovisual technology.

Guests will have access to an expansive wellness offering including AvaniSpa, featuring private treatment suites and a sauna, and AvaniFit, a contemporary fitness concept that pairs high-performance training facilities with in-room wellbeing programmes.
